Two different property-based routes
Check the named Dubai Land Department service before choosing a visa duration. A property-investor residence application and a real-estate Golden Visa application have different conditions.

Real-estate Golden Visa documents
DLD lists a passport, title deed or electronic title certificate, photo, and existing Emirates ID and residence permit if available. Mortgaged cases require bank documentation; the applicant must be inside the UAE. Consult the official service card for its ownership and paid-amount conditions.
DLD also lists family and parent sponsorship requirements. Confirm the applicable checklist separately rather than assuming every dependent has the same conditions. Open the official Golden Visa service and fee schedule.
Property-investor residence documents
DLD’s Taskeen checklist includes a passport, title deed, photograph, existing ID and visa where available, and a Dubai Good Conduct Certificate addressed to DLD. The current page has separate family and parent checklists and requires applicant attendance.
